Caspian Hoehne and Scott King exclusively represented Josephine County in the sale of 1401 Pansy Lane, referred to as “The Flying Lark.” The facility was constructed to be the area’s first high-end gaming facility and was planned to house 225 historical horse racing machines. The permits were revoked shortly before opening, which led to the facility remaining vacant for approximately 1.5 years. Josephine County retained Merit Commercial Real Estate to market the property for sale; after approximately 6 months of our marketing efforts, we identified the buyer as a local church. 

The ±6 month escrow period was complicated; we modified closing to use seller financing, and dealt with several title issues. We successfully closed at a satisfactory pricing of $9,500,000. 

The site was marketed to maximize exposure, and our team contacted over 200 prospective buyers in a variety of industries. Both parties were pleased with the outcome.
